As the Maintenance Manager, you will be responsible for overseeing the maintenance and upkeep of our properties.
This role requires a hands-on individual with excellent organizational and communication skills.
The ideal candidate should be proactive, detail-oriented, and capable of managing a wide range of tasks efficiently.
Key
Responsibilities:
Perform Maintenance Calls:
? Respond promptly to maintenance requests and perform necessary repairs.
? Troubleshoot and address issues related to plumbing, electrical systems, HVAC, and other property components.
? Ensure that all maintenance tasks are completed in a timely and efficient manner.
Write Reports After Completing Work Orders:
? Document all completed work orders accurately.
? Provide detailed reports on maintenance activities, including the nature of the issue, repairs made, and any additional recommendations.
Quarterly Property Inspections:
? Conduct quarterly inspections of properties to assess maintenance needs and identify potential issues.
? Develop and implement preventive maintenance plans based on inspection findings.
Show Properties:
? Coordinate property showings for potential tenants or buyers.
? Showcase the features and benefits of each property to prospective clients.
? Address any questions or concerns during property tours.
Section 8 Inspections:
? Ensure compliance with Section 8 housing requirements.
? Conduct inspections to verify that properties meet housing quality standards set by relevant authorities.
? Address and rectify any issues identified during Section 8 inspections.
Accept Deliveries:
? Receive and inspect deliveries of supplies, equipment, and materials.
? Coordinate with vendors and suppliers to ensure timely and accurate deliveries.
Qualifications:
? Proven experience in property maintenance or a related field.
? Strong technical skills in areas such as plumbing, electrical, and general repairs.
? Excellent communication and interpersonal skills.
? Knowledge of Section 8 housing standards and regulations.
? Ability to manage time effectively and prioritize tasks.
? Detail-oriented with a commitment to quality workmanship.
